You can also use most of the Ritz Carlton, Oahu Turtle Bay amenities for a fee. You have FREE access to the 12 miles of hiking and biking trails, the beach volleyball court, and the luau shows located at the Resort’s pool bar! *(Amenities subject to change without notice per Ritz Carlton, Oahu Turtle Bay; you can rent a cabana or daybed to use the Ritz Carlton's pool, and you can purchase gym access. This beach level villa is just 25 yards from the sandy beach and 15 yards from the pool and BBQs! It has a serene lanai where you can see the tiki torches lighting the grounds at night! This villa is great for families or couples looking to get away! All your soft linens, bath and beach towels are included as well! There is a beach locker included with: * 4 Boogie boards, * 10 Sets of different sized snorkel gear (3 kid’s sizes and 7 adult sizes), * Kid’s sand and pool toys, * 6 Beach chairs, * 1 Volleyball, * 1 Football, * 2 Frisbees, * 2 Beach umbrellas, * 1 Wheeled ice chest. The Ocean Villas have their own Heated Pool and Jacuzzi.) We manage a 4-bedroom villa, twelve 3-bedroom villas, and six 1-bedroom villas. Please NO smoking or pets! PEST SPRAY IS DONE EVERY 2 MONTHS! Appliance Outages & Repairs: It is uncommon, but if anything in the villa is not working, we will order an immediate repair. Minor repairs are normally fixed by the day after you inform us. Repairs to major appliances such as Air Conditioning, Washer, Dryer, Fridge, Dishwasher, Cooktop, and Oven can take several days to a week, and on a few occasions even longer if parts are not available on the Island. We will refund 10% of the nightly rent, (not including tax) for each night the Air Conditioning does not work, and $30/nt for a non-working Washer, Dryer, or Fridge, $20/nt for a non-working Dishwasher, Cooktop, or Oven; and do whatever we can to help during the outage. For instance, we have portable cooktops, a mini fridge, and fans in our storage room and will loan to you if available. There is no refund if one of the TVs, the internet, the microwave (if it stops working, then we will provide a countertop microwave until the built-in microwave is repaired or replaced), and other non-listed appliances, parts, utilities, services, and anything else in the villa stop working, however we will start on a fix immediately and keep you updated. If the Ocean Villas pool or hot tub is not heated or is out of service for a day or two, due to unforeseen circumstances, then there will not be a refund, but the association will work as quickly as possible to get it back up and running again. Guest access If you rent a villa from us, you can use the following resort and villa amenities, some amenities you will have to pay a fee to use: the Villas heated Pool and Jacuzzi, the resort restaurants and bars, the Hotel Day Spa, and fitness center and fitness classes at the fitness studio, the two golf courses, the tennis courts, the pickle ball courts, horseback riding, helicopter tours, kayak rentals, tours and lessons, surf board rentals, tours and lessons, stand-up paddle board tours, rentals and lessons, e-bike rentals, hiking and biking trails, beaches, and more. The hotel pool can be used if you rent a cabana or a double chair for the day (subject to availability and subject to change per the Ritz Carlton, Oahu), you can use the restaurant/bar that is at the resort pool and you can rent the beach chairs at the beach kiosk (we provide beach chairs and umbrellas in each villa’s beach locker). *When you book through us you do not pay a nightly resort fee. Instead you only pay for the hotel amenities that you would like to use. The resort reserves the right to change what amenities are available to the public and what you can and cannot use at their discretion, and without notice. Other things to note The Ritz Carlton, Oahu is approximately 100 yards away. It’s a beautiful 5 - 10-minute stroll along the coast to the pool bar, or a shorter walk right through the parking lot to the lounge for coffee and pastry in the morning or fresh flat bread pizzas in the evening.
