Tastefully appointed with comfortable furnishings and locally sourced artwork, the space invites relaxation—whether you’re watching the fog roll in from the couch or stepping outside to enjoy the natural surroundings. To help maintain the quality of the space and ensure a positive experience for everyone, please review the following important details and house policies.<br /><br />House Rules & Guest Policy<br />Maximum occupancy: 8 registered guests at all times.<br />Children over one year old count as guests.<br />No outside visitors beyond registered guests are allowed on the property.<br />No parties, gatherings, or events are permitted under any circumstances.<br />No exceptions — please do not request them.<br /><br />* Audio and video surveillance is in use at the front door.<br /><br />Violations:<br />Hosting an unauthorized party or gathering of any size beyond 8 people will result in:<br />• A minimum $1,000 violation fee<br />• An additional $100 per unauthorized person beyond the maximum occupancy<br />• Immediate cancellation of the reservation with no refund<br />• Possible removal from the property<br />Ring security is installed at the door to monitor arrivals and ensure only registered guests enter.<br />In addition, the following charges will apply when applicable:<br />• A $250 additional cleaning fee, plus<br />• Any documented costs related to extra cleaning, damages, disturbances, or neighbor complaints.<br /><br />Quiet Hours: 9:00 PM – 10:00 AM<br />To ensure a peaceful environment for all guests and neighbors, quiet hours are strictly enforced. Thank you for helping maintain the serenity of the property.<br /><br />No amplified music. <br />No smoking or vaping within 250 feet of the property.<br />No open flames or burning of any kind, including candles or incense, except for the designated outdoor fireplace table.<br />No glitter, stickers, or confetti.<br />No nudity in shared outdoor spaces.<br />No EV charging.<br />No pets.<br /><br />The host is not responsible for local power or internet outages.<br /><br />Property & Setting<br />The Bunkhouse sits on a spacious, historic property that was once a dairy farm dating back to the late 1800s — a rare find in Mill Valley. Several cottages share the land, including the host’s private residence nearby, so privacy, respect, and quiet are greatly appreciated.<br /><br />If you need additional space, ask about The Cottage, our other listing located on the upper level of the property. With lovely views and room for four more guests, it can be booked together with The Bunkhouse (based on availability) — ideal for groups traveling together.<br /><br />Delivery + Mail Policy:<br />No Mail or Food Delivery.<br />Delivery drivers consistently have difficulty locating the property and often disrupt the premises. Because outdoor lighting is limited at night, we recommend arriving before dark when possible.<br /><br />Street parking is also available at the top of the property if preferred.<br /><br />No EV charging. Unauthorized violations result in a $250 charge per car per stay.<br /><br />Occasionally, staff may need access to the lower property near the beekeeping area or sports shack. You may see a vehicle or workers briefly passing through — this is rare and typically unobtrusive given the size of the land.<br /><br />Comfort & Climate<br />The Bunkhouse has been recently remodeled with energy-efficient HVAC heat pump systems in the living room and both bedrooms. Fans and space heaters are available upon request for extra comfort.<br />Please turn off all utilities and HVAC systems when not in use to conserve energy.<br /><br />Cell service may be spotty inside the home, so you may need to move around to find the best reception.<br /><br />Cleanliness, Sand & Towels<br />To help maintain the home’s quality:<br />Please do not use guest towels for the beach.<br />Rinse off sand before entering the home — an outdoor hose is available for your convenience.<br />Sand can cause wear on floors and furniture; a sandy interior may result in additional cleaning fees.<br /><br />Garbage & Recycling<br />We strive to keep the property clean and sustainable. Please separate garbage and recycling as you go. Bins are clearly labeled inside and outside the home.<br />Recycling: clean paper, cardboard, glass bottles, metal cans, and plastic containers<br />Garbage: food waste, plastic wrappers, paper towels, and any non-recyclable items<br /><br />Extra trash bags are located under the kitchen sink.<br />If items are not sorted properly, our cleaning crew will notify us, and related fees may be passed along. Thank you for helping us keep the property running smoothly.<br /><br />Organic Property & Surroundings<br />We proudly maintain an organic property, free of harmful pesticides inside or out. This protects the local environment, pollinators, and your health during your stay.<br /><br />A beekeeping apiary is located nearby.<br /><br />You may see gardeners tending the grounds occasionally.<br /><br />The surrounding eucalyptus grove naturally sheds leaves and bark. While decks and furniture are cleaned regularly, some debris is part of the natural landscape.<br /><br />Noise Note<br />The property is near Highway One, so you may hear light traffic at times, especially on weekends.
