This pattern provides guests with a relaxed mid-week arrival and plenty of time to explore the lake, hike, bike and relax along the Truckee River —while still taking advantage of all of North Lake Tahoe’s weekend activities. <br /><br />ONE-OF-A-KIND RIVERFRONT RETREAT<br />You truly won’t find another property like this. From the striking architecture , warm redwood interior and exterior to the rare private riverfront setting and thoughtfully designed living spaces, this home is completely unique.<br /><br />ALWAYS IMPROVING<br />We are continually investing in and enhancing our home. One of our favorite recent additions requested by guests — is the hot tub, set into a new deck nestled among a large boulder and pine trees, overlooking the river. We also professionally clean the carpets and furniture every year. Because we regularly use the home with our own family and friends, we’re quick to notice and improve anything that would enhance comfort and the overall guest experience.<br /><br />LIVING SPACES<br />The great room overlooks the river and features a wood-burning fireplace, flat-screen TV, a cozy reading nook, and a well-stocked selection of books for relaxing evenings.<br />The game and pool table room is perfect for fun and entertainment, with a 60” flat-screen TV, Bluetooth-enabled sound system, pool table overlooking the river, and a game closet filled with classic favorites.<br /><br />BEDROOMS<br />The two primary bedrooms (one located on the first floor) are extra spacious and feature walk-in closets and large, well-appointed bathrooms for maximum comfort and privacy.<br /><br />The bunk room is perfect for kids with a bottom double/top XL Twin and a separate queen bed. <br /><br />The downstairs queen bedroom is cozy and conveniently located next the shared bathroom.<br /><br />KITCHEN & DINING<br />The gourmet chef’s kitchen is designed for gathering and cooking together. With direct access to the built-in outdoor grill area, it’s ideal for indoor/outdoor entertaining. The dining table seats 10, with additional counter seating for 6. During the summer months, the outdoor dining table also seats 10.<br /><br />COMFORT & EFFICIENCY<br />The home is equipped with a new 135,000 BTU furnace and a new water heater. Three push-button recirculating hot water systems are installed in the kitchen and both primary bathrooms to ensure fast hot water while conserving.<br /><br />All of the beds (except the bunkroom) feature electric mattress pad heaters for amazing comfort on a cold winter’s night. <br /><br />OUTDOOR LIVING & RECREATION<br />In warmer months, enjoy five decks for dining, lounging, exercising, or relaxing with a good book. Amenities include new outdoor dining furniture, lounge chairs, Adirondack chairs, and three hammocks along the river. There’s also an outdoor play structure and picnic area for all ages, plus a designated winter sled run for snowy fun.<br /><br />Additional outdoor activities on the property include cornhole, spike ball, volleyball, and croquet—making this a true four-season retreat for both kids and adults.<br /><br /><b>Guest access</b><br />PARKING<br />Ample parking is available with a two-car garage and space for up to three additional vehicles. The property can also accommodate a boat trailer.<br /><br />ACCESSIBILITY<br />The front entrance features a completely flat, accessible walkway leading directly into the first-floor living space. With a large first-floor en-suite bedroom, the home is well suited for guests with mobility considerations. There are no steps throughout the entire first-floor living area or onto the main dining and outdoor cooking deck, allowing for easy, comfortable access.<br /><br /><b>Other things to note</b><br />IMPORTANT WINTER CONSIDERATIONS<br />River Run is exceptionally well equipped for winter stays, featuring a 35 kw backup generator, professional snow-plow service, and an on-site tractor with snowblower attachment. The home is supported by 500- and 120-gallon backup propane tanks, a new 135,000 BTU furnace, and a new Navien water heater to ensure comfort and reliability during storm conditions.<br /><br />ADDITION OF MULTIPLE ADULTS TO RESERVATION<br />For groups consisting of multiple families or groups of friends, we “require” that at least two additional adults be added on the Airbnb platform at time of reservation. This ensures that everyone has access to directions, house rules, checkout instructions, and the house manual. Our goal is for all guests to be equally informed and responsible.<br /><br />ARRIVAL WALK-THROUGH<br />If requested, we (or our property manager) are happy to greet you upon arrival to review house features, operations, and important nuances. If we are not available in person, we will provide a brief walkthrough by phone.<br /><br />INTERNET<br />The property is equipped with two high-speed internet router/modem systems that operate on separate provider nodes for added reliability.<br /><br />HOT TUB<br />We feature a brand-new Hot Springs Hot Tub overlooking the river. At least two adults in your party must confirm understanding of the basic cleanliness rules and ensure that all guests follow them. Failure to comply may result in additional cleaning fees.<br /><br />PARKING<br />There is ample parking on the property, including space for an RV or boat trailer.<br /><br />FIREWOOD<br />We provide firewood for use in the wood-burning fireplace.<br /><br />THELIN WOOD PELLET STOVES<br />The home includes two Thelin wood pellet stoves located in the entry and game/pool table room. These are not required for heating but add wonderful ambiance. A QR code with a YouTube instructional video will be provided for lighting and operation.<br /><br />PLACER COUNTY TAXES<br />Placer County requires a 10% Transient Occupancy Tax (TOT) plus a 1% TBID tax. These taxes are required to be collected and submitted quarterly and are already included in your nightly rate.<br /><br />GUEST HOUSE<br />There is a guest house located approximately 150 feet from the main home, near the entrance to the property, where we (the owners) may occasionally stay during your visit. It does not overlook the main house, and your privacy is fully respected.<br />If you are interested in including the guest house (maximum occupancy of 4) with your rental, please inquire.<br /><br />TRUCKEE RIVER FLOW<br />The Truckee River is the sole outlet from Lake Tahoe, and water levels naturally vary throughout the year. Actual river flow in the Fall may differ from photos shown in the listing.
