2 bedroom / 1 bath 600 sq ft guest house with 300 sq ft private balcony and private hot tub.<br /><br /><b>The space</b><br />This modern vacation home offers 2 bedrooms and space for up to four guests for the perfect vacation getaway. The hot tub is available only for our gusts to use after a long day of outdoor adventures.<br /><br />The prime bedroom features a queen bed with a tv and ample closet space. <br /><br />The second bedroom includes a twin bunk bed with a pull out trundle and desk space. Top Bunk and pull out beds are not suitable for adults. Please see below the weight capacity details listed below.<br /><br />In the bathroom you will find a shower, starter toiletries and heated flooring. <br /><br />In the lovely living room/ dining space there is a pullout couch that turns into a full sized bed, a dining table that seats up to six that can be folded in for more space, and a 50 inch TV. <br /><br />The kitchen area includes a fridge, toaster oven, microwave, toaster, and coffee maker with some starter coffee pods and a tea maker. <br />There is NO kitchen range and NO kitchen sink. <br /><br />On the balcony you will find hot tub, rattan patio dining set and a BBQ grill that has a stove top option. The balcony faces the street. <br /><br />Private washer and dryer are available to use. Dimmer switches throughout.<br /><br />* THE INTERIOR OF THIS GUESTHOUSE SUITE IS 100% PRIVATE AND NOT SHARED WITH ANYONE ~ You may however see us parking a car on the driveway or the street, or on the front yard*<br /><br />A few more details:<br /><br />Top Bunk and trundle beds are not suitable for adults. During the summer months we provide a fan.<br /><br />WE STRONGLY ENCOURAGE ALL TRAVELERS TO PURCHASE TRAVEL INSURANCE TO ENSURE PROTECTION IN THE EVENT YOU FEEL THE NEED TO CANCEL FOR ANY REASON.<br /><br /><b>Guest access</b><br />There 2 buildings on our lot:<br />Front building is our guest house, located above the garage with a private balcony and hot tub. You have to climb 17 stairs. Private entrance. No access to the garage. No yard access. <br /><br />Back building is the owner's full time residence.<br /><br /><b>Other things to note</b><br />PLEASE READ<br />Our guest house does NOT have full kitchen (no kitchen sink and range). There is refrigerator, dishwasher, microwave, small oven, toaster, coffee maker, tea maker. <br />You can use the outdoor BBQ and side burner. <br /><br />We need the name, address and phone number of each adult guest and a written acknowledgement that you all understand your legal responsibilities with regards to vacation rentals in El Dorado County.<br /><br />The regulations include:<br /><br />• No parties, events, or large gatherings<br />• Quiet hours are from 10 pm to 8 am <br />• No balcony or hot tub use after 10 pm (even if used quietly)!<br />• No unregistered guests between 10 pm and 8 am<br />• No smoking/vaping in the house or balcony<br />• One parking spot on the driveway. No parking on <br />• the street between Nov 1-May 1 in snow conditions<br />• Never leave trash outside. Do not leave food in your vehicles as bears may break into them.<br />• No pets<br />• Do not feed the wildlife
