This is a cozy, clean and private place. Great place for a couple, business travelers and small families. It has 723 square feet for 2 bedrooms, 1 bathroom, dining area and 1 living room. <br /><br />welcome ,Companies are book for employees.<br /><br />Public transportation is just down the block. Easy access to freeway (101), (280) only 5 mins away! (9.4 mi) to SFO. (6.8 mi) to down town Union Square. This is perfect place to settle down in the evening and recharge for next day. <br /><br />We hope to host your stay!<br /><br /><b>The space</b><br />Get comfortable and enjoyable stay at this spacious and clean place. <br /><br />This is your own space and private unit with separate entry.<br /><br />Ground level in-law unit was newly remodeled 2 bedroom (1 very big room with a king size bed and 1 small room with a full size bed. The small room has a tiny walk space). 1 full bathroom and dining area. All the windows were upgraded to double windows. They are tinted and windows screen. Open concept living room area (1 sofa bed) with kitchenette (no stove or oven) No cooking facilities, but we will have coffee and tea for you to enjoy! We have a Microwave, drip coffee maker, toaster oven, and toaster for you to use. Every room has a portable heater and Portable fan.<br /><br />This house was built in 1931, this is a typical San Francisco home. Guests may hear some footsteps or some life noises that will travel between our space . We will do our best to keep the noise level to a minimum. <br /><br />The backyard, washer, and dryer are not available for guests to use.<br /><br />Only street parking, Free street parking is usually available within one or two blocks. No garage parking. Please do not park on the drive way as well.<br /><br />Maximum 4 people<br /><br /><b>Guest access</b><br />The ground level unit is the guest suite. 2 bedroom and 1 bathroom , living room and dining area. <br />During your stay we provide a Coffee maker, counter toaster, microwave, an iron, an extra comforter & pillows, portable fan, portable heater, TV hand soap, dish soap, Shampoo, conditioner and body wash, hand towels and wash towels, toilet paper, and paper towels , etc… Free Wifi and utilities included.<br /><br />5 min drive to freeway (101),(280).<br />5 min drive to San Bruno Ave. They have a grocery store, Clinic, restaurants, Laundromat, USPS, etc.<br />Around 4 mins (1.1 mi) drive to John McLaren Park <br />Around 12 min (9.4 mi) drive to SFO.<br />Around 15 min (6.8 mi) drive to downtown Union square.<br />Chase center (5.5 mi) .<br />Chinatown is (7.1 mi).<br />Golden Gate Park (7.7 mi).<br />Golden Gate Bridge is (11 mi).<br /><br />Public transportation is just down the block. Passport photos or ID check might be required at the point of check-in. This is to ensure we have the correct guests. Thank you for cooperating!!!<br />—Airbnb rules require the person making the reservation to be a guest staying at the property. If a host discovers a third-party booking, Airbnb can cancel the reservation, be evicted immediately and you(booker)don’t get a refund; if anything happens or if anything gets damaged, it will come out of your Airbnb account(booker). <br /><br />—Welcome ,Companies are book for employees. Please introduce your company and how many staff will stay in my place. After your booking is confirm please add all your staff join in the guests list and make sure they are follow our house rules. If after the guests check in doesn’t match with the guests list that will be counted as the third-party booking . Airbnb can cancel the reservation, be evicted immediately and you(booker)don’t get a refund; anything happens or if anything gets damaged, it will come out of your Airbnb account(booker).<br />—The number of occupants that use the Airbnb shall be registered precisely. This is to ensure we have the correct guests. Outside guests that are not part of the reservation are prohibited. Due to abuse of that rule, guests who are not included on the reservation are not permitted to enter the unit. A violation of this Airbnb rule will result in an immediate removal from the property without a refund & charged for penalty fee. You must notify us in advance of any additional visitor or overnight guest. I have right to decline or accept; if I accept the extra guest, the extra guest fee will be applied.<br />We have cameras outside in the front house, backyard, side yard, and garage for safety, but none inside the guest suite.<br />—Do not share the code to guests who are not included on the reservation.<br /><br />—No drugs or weapons allowed:<br />No smoking, no marijuana and no drugs of any kind inside the house. If our neighbors or staff report the smell of marijuana, the reservation will be automatically canceled with no refund, and you will be immediately asked to leave, no courtesy warning will be given; as it is not allowed in our rental. Thank you for understanding.<br />—Thank you for cooperation!!!<br /><br />—This is a quiet neighborhood. Please be respectful to our neighbors and keep the noise level down. No loud music inside and outside the house especially outside, after dark, and during quiet hours. Quiet hours are enforced daily at 10pm. This neighborhood is quiet and susceptible to noise complaints. Any noise complaints incurring fines will be the guests’ responsibility. <br /><br />—Absolutely no parties. Parties will result in an immediate cancellation, no refund and charged for cleaning fee.<br /><br />—Small kitchenette area. (no stove and oven) No cooking facilities and no cooking allowed. Your own cooking supplies such as a mini stove or grill, air fryer, etc… are not allowed because the guest suite has no ventilation system for the smoke to go out. <br /><br />—No pets allowed because the cleaning lady is highly allergic to pets.<br /><br />—No parking or blocking the driveway, no laundry, and no backyard. Free street parking is usually available 1 or 2 blocks away. Please pay attention to the signs on the roads. Do not block neighborhood entrances or exits.<br /><br />—Home/Property Owner and /or their representatives are not responsible for:<br />Any accidents, injuries or illness that occur while on the premises or it's facilities.<br /><br />—If you check out earlier than scheduled date, there will be no refunds.<br /><br />—We only clean the space before check-in. During your stay, it is your responsibility to keep the space clean. If you need housekeeping during your stay, we’re available at extra cost. <br /><br />—Please close and lock all windows, and doors, turn off all the lights and heaters when you leave the suite.<br /><br />—Please do not keep any drinks and foods in the bedrooms. <br /><br />—Please don’t wear your outside shoes inside the house. We have provided sandals for you to use inside the house.<br /><br />—Mail cannot be delivered to the apartment during your stay. If you need something delivered to you, there are mail centers in the area that can receive and hold packages for you. We are not responsible for any packages delivered, before, during or after your stay.<br /><br />—We do not allow candles in the home; that is a fire hazard.<br /><br />—Any issues with the unit or rooms please contact me so that I may address the issue, expediently. Example: light bulb, extra blanket, pillows, fan, etc. I will gladly make it available to you.<br /><br />—Damage: We understand that accidents happen. We ask that you please let us know when something is broken so that we can replace or repair it.<br />Liability for Damages:<br />• Guests are responsible for any damage caused during their stay. Please report any accidental damage immediately.<br /><br />—Everything there is for guests to use, not to take home. If the guests take an item or damage anything when the check out date, the total cost of the damage will be charged on your bill. <br /><br />—Please keep your valuables safe.
