Private self-contained studio with queen size bed, kitchenette, couch, smart flat-screen TV, private bathroom (w/ full shower/tub) and partial view of SF bay. Please note: Airbnb's "listing types" do not have a good fit for our studio. "Entire Place" best describes our studio because it is the only room on the ground floor of our home and it is private with its own entrance. However, there are shared areas in our listing including our home's front door, basement/office, and backyard.<br /><br /><b>The space</b><br />Please note: <br />Our listing description and house manual answer most of our guests' questions over the last 13 years we have been Airbnb hosts. We're happy to clarify or answer questions if they are not covered. <br />We feel our rates are fair and believe our reviews reflect that! <br />Our calendar is always up to date - if you see open dates, feel free to go ahead and book a reservation with us. <br />Thank you!<br /><br /><b>Guest access</b><br />The studio is on the ground floor of our home, we live upstairs. The bottom floor basement leads out to a large backyard. Although the studio is private and separate from our living area, you’ll have access to the following shared amenities: backyard, deck and washer& dryer. The entrance to the home is also shared.<br />Check-in time is 3pm (we'll coordinate approximate arrival time with you).<br />We want your check-in to be a pleasant experience and will be available by text during your arrival. The best way to reach us is the Airbnb app, but we'll be available by phone or direct text as well. The keys will be in a large Master Lock case (the kind Real Estate agents use) hooked to the front gate.<br /><br /><b>Other things to note</b><br />Kitchenette amenities include; small refrigerator with freezer, large toaster oven (convection and broil), hot plate, coffee pot, microwave, tea kettle, silverware, plates, bowls, and cups. Although the kitchenette does not have a sink, our guests use the bathroom sink to wash dishes.<br /><br />There is a space heater in the unit, and all bedding, towels, cleaning supplies and laundry detergent are included, and an iron, ironing board, and hairdryer. <br />We have one small (10 lbs.) dog, Paco.
