Prices have been adjusted accordingly***<br /><br />Concrete construction, ground floor location, and ceiling fans in all rooms keep the unit cool. However, to accommodate those unaccustomed to the tropical climate, there are two Air Conditioners: a 12,000 BTU A/C in the master bedroom/living room and an 8,000 BTU unit in the guest bedroom. But feel free to keep all the windows open at night since you're set so far back from Alii Drive! Nearly 200 meters/yards separate you from the roar of traffic, leaving only the sound of crashing waves and coastal breezes to lull you to sleep at night. Don't forget to catch the fiery sunsets from April - September from the privacy of your lanai, and from the viewing area the rest of the year.<br /><br />We are also sticklers for health and cleanliness. We follow VRHP/VRMA (Vacation Rental Housekeeping Professionals/Management Association) guidelines and protocols for cleaning, including blocking at least one day between rentals, having our cleaners wait at least three hours prior to entry to protect their health, and using a comprehensive disinfection process with a focus on high-touch surfaces. Linens and bedding are washed using the highest possible temperatures, and everything that was out for use will be washed as well, regardless if it was used. <br /><br />Feel like getting a little work done? There's a networked laser printer, high-speed internet access, and 5G router. In case you need a break from vacationing, Netflix and other Roku apps are available on our 55" LG 4KTV. Our unit comes with beach chairs, beach umbrellas, and coolers as well, along with boogie boards and assorted beach toys for the kids. These supplies are stored in the outdoor closet, next to your parking spot (one reserved spot). Heated pool and BBQ facilities are close by for those relax-at-home days. <br /><br />This is our home for part of the year, and it shows. Artwork from well-renowned local artists and our own photography grace our walls, and furnishings/bedding are high end. Kitchen cupboards are completely stocked with china, glassware, cutlery, and nearly every appliance imaginable. We also make updates/ upgrades every time we visit. And don't forget about the heated pool and BBQ facilities just steps from the unit. If you're daring (and a really advanced snorkeler/swimmer), there is good snorkeling right outside the unit. *Warning* Tides can be very rough and unpredictable. Enter at your own risk! Seriously!<br /><br />Finally, whatever you choose to do, our Kona Town Condo is the perfect unit in the perfect location for you and your ohana. Mahalo and e komo mai!<br /><br /><b>Guest access</b><br />Access is to the entire unit and common areas, including the pool, ocean viewing area, BBQ facilities, and lava field. Direct access to unit is through advanced keyless, pin-based lock.<br /><br /><b>Other things to note</b><br />One small pet is allowed for longer stays but requires approval from our Association. Please DO NOT book without getting pet approval first.<br /><br />Please use Zinc or Titanium Oxide-based sunscreens! Oxybenzone-based sunscreens contribute to coral bleaching. Mahalo for your kokua. <br /><br />We strive to keep our unit as clean as humanly possible. We are sticklers for cleanliness! But the reality is we live in a tropical environment, with a focus on indoor/outdoor living. Humans love visiting Hawaii, but so do critters. Geckos, ants, and flying insects sometimes get in the unit. We treat for pests on a monthly basis, but please understand we can only do so much. Kilauea is also currently active. While this does not directly affect your safety (in fact we hope you have the time to visit when she erupts!), Kona sometimes does get Vog- a volcanic haze. We also get that a thin layer of lava rock dust that is more noticeable when you leave the windows and door open - again, common throughout Kona. <br /><br />Air conditioning is available, but please limit use. Hawaii has the highest electric costs in the nation - mahalo for your understanding.<br /><br />Last, prices reflect the taxes ALL LEGAL vacation rentals need to charge in Hawaii: a whopping 17.962% (as of 01/01/2022) total for Transient Accommodation Tax (TAT - 10.25%), General Excise Tax (GET - 4.712%), and HI County Tax (3.0%). AirBnB does not currently facilitate the charging taxes in the state of Hawaii. In other listings that don't mention taxes, in all likelihood the owners are not paying their fair share, effectively giving you a discount of almost 18%. There are ongoing attempts to allow AirBnB to collect taxes from renters on the owners' behalf and remit to the state, putting everyone on equal footing. Until then, our rates will seem higher due to the inclusion of TAT and GET.
