My accommodation is very close to public transit M line tram (MUNI) and rapid transit (BART). Walk 2 minutes to the M stop & it will take you to center / Powell station. Its also close to H-Mart, a big grocery store with 5 small restaurants inside it. Its close to the 2nd biggest shopping mall in San Francisco, "Stonestown" that has a huge Apple Store, McDonald, Trader Joe's, food court on the 2nd floor, movie theater, Whole Foods and many name brands stores. Close to San Fran State University<br /><br /><b>The space</b><br />If you just want a low price, simple, clean, quiet and strictly NON-smoking Airbnb, this is for you. Families with kids are more welcomed since I don''t think you will smoke around kids. Please look for other Airbnb if you smoke. There are other Airbnb hosts who are also smokers and they may even smoke with you too. This one is NOT because I have severe allergic reaction to it. This accommodation on the first floor level of the house and is a little bit above the backyard level so you will have access to backyard too. You will have your private entrance. Please check all the photos. I have more descriptions under those photos. <br /><br />The shower water pressure has been fixed.<br /><br />Make sure to check this section "other things to note" important<br /><br />** Please share all the info including the property info and house rules info with all your friends to make sure they like & agree to it before booking. Not everyone like & agree to the same things. My houses rules should be pretty basic and simple if you don't smoke anything.<br /><br />Please read everything to make sure this Airbnb is right for you. Every house is different, and it will definitively NOT feel like your own house. I listed all the details such as parking size, no kitchen, only a simple kitchenette for light cooking only, no iron, NON-smoking, etc. The rule also require the homeowner to live in the same house so I live on the 2nd floor. I only have what is listed, I don't have anything that I don't list here. It's not a hotel so no staff stand by here to service you 24/7. I need to work too so I won't have time. <br /><br />- You will have the entire first floor, not shared. I live upstairs. Almost all the houses in San Francisco are like this. They either offer upstairs or first floor to Airbnb. The rule require the homeowner to live in the same address.<br />- 3 beds = 2 queen size beds + 1 full size bed. Each bed has a queen size duvet to cover for 2 people. <br />- The space has 2 rooms. 1 bedroom & 1 huge living room & 1 bathroom. The living room has 2 beds (1 queen + 1 full) and the big couch in it. The bedroom has 1 queen size bed in it. <br />- 1 extra blanket and 1 extra flat sheet if 1 extra person want to sleep on sofa<br />- Big L shape couch / sofa<br />- Bathroom with stand up shower (Body wash, hand soap and towels provided)<br />- It has a dining area with a large table. <br />- Big refrigerator 10.5 cubic feet<br />-* Kitchenette = Not a fully functional kitchen. I got a single electric stove and some pans, pots, plates, utensils & all the essentials for "light"cooking only, not heavy cooking, no range-hood. (Check photos) Airbnb definition of kitchen is "a place to cook a meal". The single electric stove / burner is good enough for simple light cooking. I cooked salmon and some beef on it without any issues<br />- 43" TV with HDMI cable.<br />- Microwave<br />- Coffee maker<br />- Coffee and tea bags should be there.<br />- Toaster oven<br />- Smart lock for the main entrance + a few room keys<br />- Electric Kettle<br />- Hair dryer<br />- washer and dryer - NO SHOES in washer and dryer please (Laundry detergent provided)<br />- Wifi - essential for basic browsing, youtube, email<br /><br />-* Free driveway parking for 1 car. (Max area = Width = 107 inches x Length = 209.5 inches) The space will fit most types of sedans, medium SUV like Rav4, CR-V, X3, Model Y, mini van fits too because its got side sliding doors for you to get off on the side. It will NOT fit big wide long SUV / RV VAN / Truck since it will cover the side walk where people walk. (Check photos) Example of cars that fits - The biggest SUV that fits are Toyota Highlander, 4 runner, Jeep Grand Cherokee and Ford Edge. The biggest mini van that fits maybe Toyota Sienna. If its longer than those, you will need to find other parking space on the street. Chevy Tahoe, F150 will NOT fit.<br /><br />- FREE public street parking spaces - besides my driveway, there are plenty of street parking spaces around my area before 4PM and its FREE. Watch out for the street cleaning signs though.<br /><br />- 1 (16" stand up oscillating fan)<br /><br />- 2 portable heaters - 1 big Infrared heater for the huge living room. 1 smaller ceramic heater for the bedroom. (check photos)<br /><br /><b>Guest access</b><br />- I will send you the check-in info on the day of your check in to prevent wrong day early check-in. There have been people came 7 hours or even 1 whole day earlier than their check-in day because they mistaken their check-in day so now I will only send you the check-in info 8 to 12 hours before your check-in time.<br /><br />- Check out instruction is on the house manual on the table in the living room. Besides the living area. you can also access the back yard too. Please ONLY smoke outside. I have very bad allergy and my nose will get very congested if I smell the smoke. And the smell / stink will stuck in the room for the next groups of guests to suffer. The bathroom fan CAN NOT vent all the smoke / smell out, the smell / smoke will go through to my area upstairs.<br /><br /><b>Other things to note</b><br />- Check in time: 3PM or after. Sometimes the cleaning process may take longer so the check in time may delay a little bit to 5pm or 6PM. Base on my experiences, 83% of the guests will arrive at night rather than 3PM to 5PM so usually it should be fine for you.<br /><br />- Check out time: 11AM or before. Please be prompt because cleaning takes at least 4 hours for the next group of guests. It's usually fully booked and there will be new group of guests coming after you.<br /><br />- It's only good for sleeping at night because its so quiet. If you are exhausted after exploring the city all day and just want to come back here to have a good night sleep, this Airbnb is for you.<br /><br />- Value - Usually you pay this price for 1 bed in a hotel with not much amenities like washer, dryer, kitchenette, fridge, etc. Now you get 3 beds and 1 big couch. You go check the hostel & see how much 1 bunk bed cost you that is not long enough for you legs. You will see why my Airbnb maybe the best deal in San Francisco. I'm happy to offer the best deal. In return, the only request I have for you guys is just to follow the house rules. Thank you!<br /><br />- I recently found out that some of the guests have NO respect to house rules at all and put shoes in the washing machine and dryer, I will report you to Airbnb and claim damage. I can hear the loud banging noise from it. These little washer and dryer are NOT able to handle your SHOES. It will damaged the motor inside. Only the commercial grade laundromat washer and dryer can handle your SHOES - 4089 19th Ave, San Francisco, CA 94132 - open until 11PM.<br /><br />- Please DO NOT dump any hygiene products, paper towels, tea bags, or any large / hard objects into the toilet. It will clog the pipes and stuff will come out from the shower drain. I have a garbage can right next to the toilet for you to dump anything else there. It's a huge pain for me to deal with when the pipe clogged. It cause stuff to come out from the shower drain for you and the next group of guests. <br /><br />- Please also check all the photos about the parking spaces, heaters, stores and malls near by. I have more descriptions under those photos. <br /><br />- I do NOT accept early suitcases drop off before check in time "3pm". I also do NOT accept leave suitcases here for later pick up after check out time "11AM". It is usually fully booked so no space for that. Regular hotels may offer that option.<br /><br />- Please ask me any questions before booking but I think I put up enough details for you. I just want to make sure you are happy with my Airbnb and everything meet your needs and expectations. This is certainly not a hotel and we don't have staff stand by 24/7.
