By booking your stay, you agree to follow these house rules to help us maintain a comfortable home for all guests and keep our property eligible for Tahoe’s short-term rental program.<br /><br />Violations may result in removal, fines, or notification to Airbnb, in line with California Bill AB 2022 (effective July 1, 2025).<br /><br />👥 Occupancy<br /><br />Maximum of 8 guests on the property at any time.<br /><br />No parties or large gatherings are permitted. Exceeding this limit will result in immediate removal.<br /><br />🐾 Pets<br /><br />No pets allowed due to HOA policies.<br /><br />Bringing an animal on the property will result in a $300 cleaning fee and immediate checkout.<br /><br />🚭 Smoking, Vaping & Tobacco<br /><br />Absolutely no smoking, vaping, or e-cigarettes inside or within 15 feet of the home.<br /><br />Tampering with smoke detectors is prohibited.<br /><br />Violation: $500 fine and removal from the property.<br /><br />🎉 Noise & Parties<br /><br />Please respect our full-time neighbors. No parties or amplified music (including portable speakers).<br /><br />Quiet hours: 9 PM – 7 AM.<br /><br />Outdoor gatherings on the deck are not permitted during these hours.<br /><br />Violations may result in immediate removal.<br /><br />🧹 Cleanliness & Damage<br /><br />Excessive messes will incur an extra cleaning fee ($200+).<br /><br />Damages or theft will be billed at replacement cost and reported to Airbnb.<br /><br />If you accidentally damage something, please let us know right away so we can help.<br /><br />🔑 Keys & Access<br /><br />Lost pool keys will incur a $100 replacement fee (per HOA).<br /><br />Check-in: 4 PM | Check-out: 10 AM<br /><br />Late check-outs must be approved in advance.<br /><br />❄️ Snow & Parking<br /><br />HOA provides snow removal to your doorstep.<br /><br />Do not leave cars unattended during snow removal — move vehicles to overflow parking.<br /><br />Violations result in a $200 HOA fine charged to guests.<br /><br />Shovels are available for clearing small berms behind vehicles.<br /><br />🌲 Wildlife & Pests<br /><br />Tahoe is bear country! Always use the provided bear bins for trash and food waste.<br /><br />Despite regular pest control, occasional insects or ants may appear — part of mountain life!<br /><br />🧰 Maintenance & Issues<br /><br />Please report any cleanliness or damage concerns within 1 hour of check-in so we can address them promptly.<br /><br />Our maintenance or housekeeping team may need brief access to resolve issues.<br /><br />If we don’t hear from you within that window, we’ll assume the home is in good condition.<br /><br />☁️ Weather, Access & Refunds<br /><br />Refunds are not issued for weather, road closures, power outages, smoke, or similar circumstances beyond our control.<br /><br />Winter travel may require 4WD or snow chains — plan ahead.<br /><br />Consider travel insurance for unexpected events or cancellations.<br /><br />🏡 Good Neighbor Policy<br /><br />Please review the official Placer County “Good Neighbor” flyer (included in the listing photos).
