Please don't book this house if your intention is to do anything other than quietly enjoy the home.<br /><br /><b>The space</b><br />This home has such a nice vibe. It's cozy and comfortable and you'll feel right at home. Wonderfully preserved and updated Craftsman style architecture. Modern kitchen and completely modernized bathrooms. <br /><br />✨ Our Hosting Standard<br />Fully Equipped Kitchens. Enjoy a like home space featuring plates, glassware, and cookware. We include thoughtful extras like rice makers, a variety of coffee options (Keurig, drip pot, and French press), an electric kettle, a toaster, and a blender. Missing something? Just ask!<br />Restful Bedrooms. Sleep soundly with at least two pillows per guest in various styles. You’ll find plenty of layers for comfort, including fleece blankets, down-alternative duvets, coverlets, and cozy throws.<br />🏡 Respecting the Home<br />In accordance with Airbnb policy, we ask guests to treat our home with care and leave it in a tidy condition. No long chore lists here—just a simple request to be a respectful guest.<br />⚡ Energy Mindfulness<br />To support California’s energy conservation efforts, we ask guests to maintain mindful thermostat settings:<br />Winter: 68–70°F during the day (lower at night).<br />Summer: 75–78°F during the day. (The coastal/mountain air typically cools the home perfectly at night!)<br />Note: To keep our rates low, we cover up to $10/day in energy costs. Excessive use (such as running AC/heat at extreme temperatures) may result in additional charges for the surplus.<br />🛏️ Flexible Sleeping Arrangements<br />Please review our photos and captions for specific bedroom layouts. For larger groups, we can provide extra mattresses or air mattresses for common areas. Note: Common area beds are not pre-made unless requested in advance. We provide plenty of linens for DIY setup, or our staff can handle it for you with timely notice.<br />🧼 Cleaning & The Living Wage<br />We are proud to pay our cleaning team a Living Wage. Your cleaning fee ensures a sanitized, fresh home for your arrival. To keep this fee low, please note it covers a standard "turnover" (linens and sanitization) rather than a deep clean.<br />Additional fees apply for: Unwashed dishes, greasy stoves, moving furniture, pet messes, trash left outside bins, or odor removal (smoke/food).<br />Long Stays: For bookings exceeding 3 weeks, a mandatory mid-stay cleaning and linen refresh is required every 21 days at an additional fee.<br /><br /><b>Guest access</b><br />You have full access to the entire house. Please respect the people that live close by. The home is for you alone, but there is a completely separate upstairs unit with one quiet occupant. There is also a backyard cottage on the same lot, but it is completely fenced off and you won't even notice it. One occupant lives there. We do live close by and can be in the home within a few minutes if necessary. Our neighbors are friendly, but we always ask that you respect that they live in the neighborhood all the time and appreciate quiet guests. We want to honor the Airbnb philosophy of guests "belonging" everywhere.<br /><br /><b>Other things to note</b><br />~This home is officially one part of a duplex. You are renting the large main home for you alone. At some point in the 100 year history of the home an owner decided to make the upstairs portion into a second unit. The downstairs is the main home and is completely self contained, as is the upstairs. You probably will not hear the upstairs neighbor since the home is built much more solidly than nowadays. The front and the backyard are for your exclusive use.<br /><br />~There is no driveway parking, but there should be plenty of street parking directly in front of the house.<br /><br />✅ ID & REGISTRATION<br />Verified Guests Only: The person booking must be staying at the property unless you have an Airbnb for Work Account (no third-party bookings).<br />ID Requirements: All adults entering the home must have an Airbnb ID Verified account or provide a photo ID. Profile photos must match the guests arriving.<br />Guest Count: Only registered guests are allowed on the property. No outside visitors, gatherings, or parties. Please ensure your guest count is accurate for correct pricing.<br />⚡ ENERGY & THERMOSTAT<br />Guidelines: To support CA conservation, please set thermostats to 68–70°F (Winter) and 75–78°F (Summer).<br />Energy Cap: We cover up to $10/day. Excessive use (running units at extreme temps or with windows open) will result in surplus charges.<br />Space Heaters: Never leave space heaters unattended or running while sleeping.<br />🧼 CLEANING & CARE<br />Tidy Stay: We don't ask for long chore lists, but please leave the home in a tidy condition.<br />Additional Fees: Extra charges apply for large amounts of unwashed dishes, greasy stoves, moving furniture, animal messes or odor removal (smoke/food). Additional cleaning will be $75 per hour.<br />Long Stays: Bookings over 21 days require a mandatory mid-stay cleaning/linen refresh at the guest's expense. Some extended stays may require multiple additional cleanings. The cost will be $150 per occurrance.<br />🤫 NEIGHBORHOOD ETIQUETTE<br />Quiet Hours: 10:00 PM – 7:00 AM.<br />Security: A security camera with sound is located at the front entrance/pathway and will be active during your stay.<br />📦 MAIL & DELIVERIES<br />No Mail: Do not use the home address for mail or packages. This is strictly prohibited to prevent tenancy claims. Please use a local Amazon Locker or PO Box or meet your delivery driver on the street. Any boxes must be flattened and recycled.<br />🛏️ SLEEPING ARRANGEMENTS<br />Review photos for bedroom layouts. Extra mattresses for common areas are available upon request.
