If not, thanks for visiting my listing!<br /><br />I'm looking to host only mature adults who want a quiet community away from the busy town. Working from home is encouraged. Enjoy ocean views and unobstructed DAILY sunsets! <br /><br />Home Owner's Association rules will apply and be strictly enforced as listed below. My home is nestled with residents that live here on a day to day basis.<br /><br /><b>The space</b><br />Enjoy PANORAMIC views of the Pacific Ocean, rainforest and breathtaking sunsets from my lanai. I have large floor to door height windows that span the entire width of my home from my living room, kitchen and dining area. My home sits 1500 feet above sea level where the weather is significantly cooler, breezier and less humid than Kailua-Kona.<br /> <br />Start your day with morning coffee, tea, or yoga while taking in the scenery of the rainforest and ocean for a unique Hawaiian experience. End your day with unobstructed sunsets.<br /><br />You will have access to my entire private condo that includes 2 bedrooms and 2 full bathrooms. My home features vaulted high ceilings in all rooms and bamboo style flooring for a spacious comfortable feel.<br /><br />You will also have access to the community swimming pool, BBQ pit/picnic area, tennis/pickleball and basketball court that all overlook the ocean. Home Owner's Association (or HOA from here on out) hours, reservations and rules will apply.<br /><br /><b>Guest access</b><br />TRANSPARENCY:<br />This is NOT a HOTEL or a RESORT. This is my home and I'm surrounded by other residents that live here. This is also a QUIET community where my guests are expected to follow strict noise reduction rules as laid out by the city and my Home Owner's Association (or HOA for short from here on out), especially during quiet hours (listed below). I live on the 3rd and highest floor that's above a family with young quiet children that sleeps early. If you would like to be up late, be loud, and/or want to have loud neighbors, a hotel might be better for accommodations.<br /><br />- Quiet hours are strictly enforced from 9pm-8am (City Law and HOA rules). Noise during this time should not interrupt neighbors.<br /> * This is enforced on entire property community including my front door, indoors and on my patio/lanai*<br /><br />- All guests are required to provide names and contact information to me only for emergency purposes, nothing else. I will only share this with the community manager, which is one person. This is a community requirement.<br /><br />- Park only in my designated parking space. Please do not park in any other spot for any reason. Please contact me for additional parking help but only 1 free space is provided that you may use and the vehicle must fit without obstructing the driveway or neighboring parking stalls. <br /><br />- Remove shoes/sandals while indoors. A clean home is a happy home. I recommend bringing your own house shoes/slippers for indoor use only.<br /><br />- No parties. Only the guests on the reservation may sleep overnight.<br /><br />- Please close doors without slamming them.<br /><br />- Respect my neighbors and their space. Respect using my patio/lanai without excessive noise.<br /><br />- Lower TV volume during quiet hours to a level that does not bother any neighbors.<br /><br />- Follow all tennis court, swimming pool and basketball court rules that are posted. Hours listed below.<br /><br />- If things are broken, damaged, not working as expected, dirty, etc. please let me know so they can be addressed. As a community, sometimes things can be missed.<br /><br />Please reach out if you have any questions regarding this prior to booking.<br /><br /><b>Other things to note</b><br />- MUST be able to use stairs, approximately 22 stairs. I am on the 3rd floor and there are no elevators.<br /><br />- ADULTS only. Unfortunately, I am unable to host babies/children or pets.<br /><br />- EXPECT ambient rainforest noises that may be heard at night but otherwise it's usually quiet from tenants. Nocturnal coqui frogs will be heard. Consider bringing earplugs if you're sensitive.<br /><br />- EXPECT ants if you leave open food out. Please store open food in containers I provide or in the fridge.<br /><br />- CHANCE for other insects/pests/termites in or outside of my home. I live on a lush island and in a rainforest. My home is usually insect free inside. There is no getting around this for any resident anywhere on the island. It is impossible to eradicate these pests no matter what anyone on the island can do. Our complex gets monthly interior and exterior treatments but I will be able to call a specialist if needed during your stay. I ask for cooperation if an inspector from my building or pest control requires access to my home during your stay.<br /><br />- Ring doorbell recording devices are in use but NONE are inside my home.<br /><br />- I have a recording device that faces the sunset to capture live feed but NONE facing inside my home. Ask me about current weather conditions!<br /><br />- Ring home security system on site.<br /><br />- All security and internet devices must remain plugged in and have power for your ENTIRE stay. Any interruption that is not due to a power outage must and will be addressed immediately to restore power.<br /><br /><br />Explanation of fees and transparency:<br />- Airbnb service fee: This is a fee that Airbnb collects that I do not have any control over or receive.<br /><br />- Transient Occupancy Tax: This fee goes to the state of Hawaii that I remit.
