The privacy of our guests is our primary concern. <br /><br />This beautiful home features brand new appliances and furniture, with recent remodel done in mid 2022. <br /><br />All rooms and living room in the house get panoramic view of the Pacific Ocean through the lanai. <br /><br /> The main bedroom features one king size bed and desk. It has a private bathroom right outside the door with a tub, smart toilet, and sink. There are fresh linens, pillows, and a television in each room. Essential bathroom toiletries such as shampoo, conditioner, and body wash are provided. <br /><br />The second bedroom features two queen sized beds, equipped with a desk, and chair in the room. When you awake you can see 30 miles of the Kona coastline and ocean from your bed - often along with 55 mile visibility to the horizon. It has an attached private master bath with a shower, double sink and Kohler smart toilet.<br /><br />The third bedroom features one full size bed, one nightstand table and a rack.<br /><br />The enormous gourmet Kitchen/Living Room/Dining Room has every amenity a chef could want. The kitchen is fully equipped with stainless steel appliances, a stove, pots, pans, and kitchen utensils. There is a breakfast bar as well as a dining table that seats 8 people comfortably. Living room has 3 sofas, easy to take 1 adult each. <br />we can provide up to 3 air mattresses with bedding. Provided for free for reservations over 5 guests <br /><br />Hot water and electricity are provided for the guests. The hot water is solar and high pressure. There is full size modern washer/dryer in unit provided free to the guests.<br /><br />There is exclusive 24/7 access to both the pool and jacuzzi, dining table with a outdoor Barbecue.<br /><br />There are also lounge chairs in the pool area for guests to enjoy. The bonus comes with a hot outdoor private shower for you to rinse off after taking a dip!<br /><br />The sliding doors located around the home allows for easy and direct access to semi-enclosed lanai. The lanai contains a dining table as well as two other seating areas, perfect for various guests to enjoy. <br /><br />We are located comfortably "up country" in the midst of the famous Kona Coffee belt. It is usually 5-8 degrees cooler up here with the gentle breeze that comes off the mountain day or night providing an ideal temperature. In addition, every room and living room have independent AC. The home is very serene and quiet. You can watch the sunset from the pool or the deck and relax, enjoying the sounds of nature.<br /><br />We have an Optimum Business Internet connection here that delivers up to 600 mbps to the whole estate. The dedicated endpoint in the living room delivers 150-300 mpbs and offers an extremely reliable Wi-Fi as well as a wired connection. The Wi-Fi extends easily to all rooms as well as the deck and pool area. <br /><br />We are looking forward to sharing the powerful energy of this mountain retreat balanced by the outstanding views of the Pacific Ocean. There is a third room in this house that has its own door to the outside. This is occupied by the host, but you will not be disturbed. He does not use any of your amenities. However, he is there to tend to your needs 24/7 in any way should you ask.<br /><br />In compliance with the County of Hawaii, this dwelling is a single family dwelling. Any groups of Guest should qualify as a family to occupy this listing. In Hawaii, a family is defined as any number of related persons plus up to 4 unrelated persons. For example, if you have a group of 10 persons total and 6 of whom are related plus 4 additional unrelated persons. Your group will qualify as a family. Please do not hesitate to reach out should you have any questions regarding the occupancy limit to stay in compliance.<br /><br /><b>Guest access</b><br />Complete and exclusive access to the whole house is given to the guests. You would be residing in House #1 on the property. The host-Operator resides in House #2 to attend to your needs and oversee farm work. House #3 is not occupied and currently used as storage. You are unable to see the other houses from House #1 and vice versa. Each home is a standalone structure so you will have your own privacy. Please message us if you have any concerns to privacy<br /><br />Parking rule: A maximum of 3 cars are allowed for onsite parking.<br /><br />Please note that pool maintenance takes place every Wednesday and Saturday. It typically lasts 20–30 minutes and may be done anytime between 8:00 AM and 3:00 PM. The pool is available for use immediately after maintenance is completed. Food near or in the pool/jacuzzi is not allowed.<br /><br />The barbecue is kept in the storage for safety and cleanliness, please request with us ahead of time if you want to use. It's provided free of charge.<br /><br /><b>Other things to note</b><br />- Failure to return keys will result in a $50 charge.<br /><br />Early check in and late check out is subject to availability. <br />Early check in: Either 1/4 of the daily rate per hour before 3pm, or half the daily rate up to 11 am. <br />Late Check Out: There is a fee of either 1/4 of the daily rate per hour or if it is up to 3pm, a fee of 1/2 of the daily rate will apply.<br /><br />Also note that Kona has a quiet rule between the hours of 10:00 PM - 7:00 AM. We ask that you please keep the noise level to a minimum during this time. A violation of this rule may result in a fine of up to $200. <br /><br />Gatherings are sometimes permitted with an additional charge. Parties are not allowed. This is a strict drug-free home. Smoking and/or illegal substances are not permitted indoors under any circumstances. Smoking indoors will incur a charge of $500 cleaning fee. <br /><br />We ask that you kindly put the AC and TV remotes back as well as leaving the garbage in the designated garbage bins. We also ask that you please place any dirty dishes in the dishwasher and leave it running .Food near or in the pool/jacuzzi is not allowed. Please do not eat food or drink beverages on beds.<br /><br />Although the listing shows a queen size Murphy bed in the living room, the bed will only be made and prepared for guest use for reservations over 4 guests. If you have 4 guests or less and need the 4th bed, please notify us before check in. This way, the guests will have a larger dining area. <br /><br />There is also a $200.00 pet fee per month, regardless of the amount of days the guest stays. This only covers house trained pets urinating outdoors. Any urinating indoor or damage caused by pets will result in a charge of a minimum deep cleaning of $500.<br /><br />Violation of these rules will incur an additional fee.<br /><br />You will also be very likely to find geckos while on your stay in Hawaii. While deeply ingrained in the everyday lives of islanders, the real Hawaiian provenance of geckos is within its mythology. Geckos—long thought to be a smaller incarnation of the great lizard Mo’o—are considered to be ‘aumakuas: deified, ancestral spirits that are often manifested as animals. But aside of this, they are of great help in the regular home as they are harmless and will help with the not so friendly bugs you might find around while trying to just live your life. Geckos are a great ally to the Hawaiian lifestyle.
