This is a HOSTED RENTAL and we are fully HB 108 COMPLIANT, but you won't see us unless you need us-on site or by text 7 days a week. This is not a party house. We rent to fun-loving folks who seek tranquility in paradise. A group can spread out and not see much of each other or gather in the great room for a celebration. <br /><br />Included in the rental is the use of our beginner (foam) surfboards and a standup paddle board (SUP). Head down to the beginner break at Kahalu'u and catch some waves, or we can point you to where you can easily paddle out from shore and swim with dolphins in the wild! <br /><br />HIGHLIGHTS:<br />3 master bedroom suites, each with full bath<br />3600 sq ft of indoor space,<br />5 separate lanai (porches) provide 2000 sq ft of outdoor living space (most covered),<br />12 real beds (plus 6 foam or inflatable beds that can be placed anywhere)<br />5 separate sleeping areas<br />gourmet kitchen, full laundry facilities, wireless internet, cathedral ceilings, ample off-street parking,<br />cool nights and warm days,<br />closer to the best beaches than anything in Kona town, including top-rated Kua Bay,<br />quiet, completely private 1.2 acre lot<br />free use of boogie boards, beach chairs, coolers, surfboards, snorkel gear, beach towels, sand toys, and SUP.<br /><br />MORE DETAILS ABOUT THE HOUSE<br /><br />Natural Air Conditioning: We are at a perfect elevation, with expansive ocean and coastline views. Folks who live 300 ft below us are in the lava desert with no greenery and where they need air conditioning many nights; homes 300 ft above us are in the cloud forest where you don't get direct sunlight some days. Here, the cool nights are a wonderful contrast to the warm sunny days. The temperature is just chilly enough most nights to want a light blanket, but warms into the 70’s by about 9am. Mosquitoes are almost never a problem. We are nestled between an ancient 'ohi'a forest and coffee, mango, and avocado groves. If it has rained recently the jungle sounds will fill the air (people sensitive to sound may want to bring earplugs for rainy nights). There may be some mosquitoes, especially at dusk, but guests find they can dine any evening on the front lanai, which is 20 ft off the ground, without any bug problems. This is a well-maintained, upscale residence but like all houses in Hawaii you will see the occasional gecko or forest beetle who has wandered into the house and can't find his way home. We mention this because geckos are so bright green and beautiful that they look like plastic toys. Guests not familiar with Hawaii have been startled the first time they see one. Some have reached out, thinking it was a refrigerator magnet or wall art, only to have the little guy dart away. If you hold very still they will lick jelly from your finger with their little blue tongue. During the rainy season you may see some ants, especially if you leave food out in the kitchen. We do not keep any chickens but, as with all rural areas of Hawaii, feral roosters are ever present, though we work hard to keep them off our property. There are also the occasional wild pigs. Mamas and babies forage during the day. The bigger males tend to forage at night. Don't be frightened if you hear rustling, grunting and/or crunching sounds outside your window. It's just a wild pig or two looking for mac nuts to munch on. Note: best to not interact with the pigs. Watching from the house is fine. Please don't feed them! Mahalo.<br /><br />The Grounds: Our house is situated well off the street at the end of a long driveway on a very private 1.2 acre lot filled with banana, papaya, macadamia nut, coffee and avocado trees. You are welcome to share in the bounty when fruit is in season. You have exclusive use of the entire grounds, the main house, and all five lanai (porches). There is a five-burner gas grill on the lanai off the kitchen.<br /><br />In the back, on the lower level, to the left of the garage is our out-door shower with hot water! This is a wonderful first stop when you return home from the beach.<br /><br />Central Location: We are just 8 minutes to Costco and 10 minutes to Kona town with its restaurants and nightlife, and directly above some of the best coastline on the island.<br /><br />BEACHES: Our go-to beach is Kua Bay. It sports some of the best boogie boarding, body surfing, and frolicking in the entire state.<br /><br />Bedroom Descriptions: <br /><br />The Grand Master Suite is nearly 500 sq ft and boasts panoramic ocean views, stained glass windows, cathedral ceilings, and a jetted tub surrounded by screened windows, creating the feeling of taking a bath in the forest canopy. There is currently a single bed in there in addition to the king. <br /><br />The Mauka (mountain view) and Makai (ocean view) Master Bedroom Suites each have their own en-suite full bath with tub and shower, 18 ft ceilings and a loft. The Mauka Master Suite has screened French doors opening onto the garden and is outfitted with a twin bunk bed, a queen bed, plus a bonus twin in the loft. It is a mirror image of the Makai Master Suite except the latter has a king size bed, its own private balcony with ocean views, and a queen bed in the loft. (see floor plans in the photo section)<br /><br />Downstairs is the Studio Mainspace (bedroom #4), and bedroom #5 that is private except that it is accessed by stepping briefly into the Studio Mainspace (see map). The mainspace is outfitted with a California king bed and queen bed (recently upgraded from the twin shown on the map), and a full size fridge. Bedroom #5 has a queen bed and a private entrance to the large bathroom that is shared with the studio mainspace. There is plenty of floor space where one or more of the inflatable or foam beds can be set up. <br /><br />The Studio Mainspace has ocean views from its picture window and two large covered lanais (which can be used as sleeping porches, if desired). With its own ground-floor entrance and a door directly into the main house, the studio is a perfect space for the in-laws or a second family that is part of your group. <br /><br />Food Preparation: The gourmet kitchen is well stocked with service for 24+, has space for several people to work together, and is integrated into the Great Room. It has two sinks, over 8 square meters of granite counter space, cutting boards, dishwasher and other stainless steel appliances, a Vitamix blender, crock pot, rice maker, and everything else a foodie needs to grill, bake, or wok delicious meals. (There is a second full size fridge in the studio.) In the back of the house is a lanai with a gas grill. This lanai is also our favorite place to breakfast since it catches the morning rays. <br /><br />Want an after dinner stroll? Less than two miles away, you will find some of the least known and most beautiful hiking trails on the island, including one which was used for scenes in the movie Jurassic Park. The House Manual includes detailed instructions on how to find our favorite hikes, most of which you will not find in any guidebook!<br /><br />Equipment: Beach and bath towels, all linens, hair dryer, shampoo/conditioner, boogie boards, surfboards, beach chairs, coolers and many other things you won't realize you need until you get there are available for use free of charge. <br /><br />Surfers and paddle surfers we can arrange a surfing lesson for beginners or experts, or just point you to where the waves are breaking.<br /><br />Adventure: There is no place on earth like the Big Island of Hawaii, and we chose this house because it is the perfect base for exploring it. You are welcome to borrow from our library of guidebooks, and we are happy to share our recommendations for the best beaches and hikes, the best places to snorkel with dolphins in the wild, where to eat and shop in Kona, and other little-known secrets. From here you can day trip to other parts of the island: the wild coast near Hawi, the rugged jungle and spectacular waterfalls of the Hamuka coast and Waipio Valley, and, of course, the unparalleled Volcanoes National Park. Please note: the island is BIG. A visit to Volcanoes National Park is an all-day adventure, as it takes 2 hours to drive there from the house. There are beautiful hikes to do during the day, but the lava looks best at night. Right now (12/22) Mauna Loa is erupting. It's very safe and a wonderful, once in a life time opportunity to see the flow.<br /><br /><b>Guest access</b><br />You will not see us unless you need us. We are on-site or reachable 7 days a week. This is not a party house. We rent to fun-loving families and groups who seek tranquility in paradise. We ask that guests respect the Island-mandated 9pm-8am quiet time for residential areas.<br /><br /><b>Other things to note</b><br />Our house is a good choice for a group who values privacy (this is a VERY private lot--you will not see us or our neighbors), likes to prepare and eat food together (with a cook's kitchen and a huge deck with a killer view), and prefers healthy cool mountain air at night (not refrigerated air from an air conditioner).<br /><br />AirBnB has recently decided infants are free. (And, oddly enough they seem to think kids up to 24 months are infants.) Our policy has always been to charge a modest extra guest fee for all persons regardless of age (first 8 are included in the base price). We do this because babies and toddlers use water and towels and require extra cleaning. This puts us in the awkward position of either checking the "no infants" box on our house profile (which we don't want to do since we LOVE infants!!) or asking for the extra guest fee for infants outside of the rent payment. If your booking includes infants, I will send you an extra payment request through the AirBnB system.<br /><br /><b>Registration Details</b><br />We are not a rental company or off-island investors. We are Hawaii residents who proudly host visitors in our beautiful home. We are licensed and comply with all State and Federal Laws and pay our taxes.
