In addition to the pool and hot tub, there is a large play structure, a super-cool tree-house, a bocci ball court, and plenty of space to run around. Relax with the whole family while enjoying spectacular views of Sonoma Valley.<br />We require a signed rental agreement. <br />Permit: TRV24-007<br />Quiet Hours: 9pm-7am<br /><br /><b>The space</b><br />Located in the Mayacamas Mountains between Sonoma and Napa Valleys, Trinity Mountain Family Retreat is located on 3 beautiful acres with spectacular views, a swimming pool, hot tub, bocci ball court, children's play structure, and a tree house. <br />The village of Glen Ellen is an 8 minute drive where you will find excellent restaurants, bars, and Glen Ellen gourmet market, locally owned and operated. Downtown Sonoma is 10 miles away and Yountville is 12 miles away and oakville 9 mikes. <br />Our home has 3 bedrooms, and 2.5 baths and sleeps 6. It is 2300 sq. ft.<br />The hot tub is heated year 'round. The pool is solar heated and is generally 80 degrees or warmer from late May - mid-October, depending on the weather. From November - April the pool temps are usually too cold to swim unless you like a cold plunge followed by a hot tub!<br />Two bedrooms have king beds, along with electric fireplaces and sitting areas, while the third has 2 twin beds.<br />One bedroom is on the main level and has an en suite bathroom. The other two bedrooms are located on the second floor and share a bathroom which includes a jetted bath tub.<br />The spacious kitchen has both counter seating and a dining room table which comfortably seats 6-8. The kitchen is fully equipped. The living room has a cozy wood-burning stove and a big screen TV.<br />There are several outdoor dining areas to choose from, including pool-side.<br /><br /><b>Other things to note</b><br />We require a signed rental agreement prior to your checking-in. Here is a copy of the agreement. We will send it to you separately to digitally sign.<br /><br />Short Term Rental Agreement & Liability Waiver<br /><br />This Short Term Rental Agreement (the “Agreement”) is made by and between the<br />Homeowner and the Guest as of the date last set forth on the signature page.<br /><br />PROPERTY<br />The property is located at: 2125 Trinity Road, Glen Ellen, CA.<br /><br />The property is furnished and includes kitchen items, cookware, dishes, linens, towels, washer/dryer, propane BBQ, pool, hot tub, outdoor shower, smart TV, and Wi-Fi.<br /><br />RENTAL PARTY<br />At least one guest must be 28 years of age or older. The maximum occupancy is six (6) persons, excluding children under two.<br /><br />QUIET HOURS & NOISE<br />Quiet hours are strictly enforced from 9:00 PM to 7:00 AM. Excessive noise, amplified sound, or disruptive behavior may result in immediate removal without refund.<br /><br />ANTI-PARTY POLICY<br />Only registered guests are permitted on the property. No unapproved visitors. Any unauthorized gathering or party will result in immediate eviction, a minimum $1,000 penalty, and forfeiture of all rental fees.<br /><br />POOL & HOT TUB<br />Guests acknowledge the inherent risks associated with pool and hot tub use. Showering before entry is required. No glass is permitted near the pool or hot tub. Children must be supervised at all times.<br /><br />TREEHOUSE / ELEVATED STRUCTURES<br />Guests acknowledge the inherent risks of elevated structures, including ladder malfunction or breakage. Adult supervision is required for children.<br /><br />RURAL TERRAIN<br />The property is located in a rural area with uneven ground, loose gravel, steep slopes, wildlife, falling branches, and insects. Guests assume all related risks.<br /><br />OUTDOOR FIRE RULES<br />Only the propane BBQ and propane fire pit may be used. No wood-burning or open flames are permitted.<br /> <br />PARKING<br />Parking is limited to designated areas only. Roadside parking is prohibited.<br /><br />EXTERIOR CAMERAS<br />Exterior cameras are installed at the entry, driveway, for security. No interior cameras exist.<br /><br />NOISE MONITORING<br />Noise monitoring devices measure decibel levels only and do not record audio.<br /><br />CHECK-OUT<br />Guests must turn off lights, lock doors, load the dishwasher, and dispose of trash properly. Unauthorized late checkout will incur a fee.<br /><br />EXCESSIVE CLEANING & DAMAGE<br />A minimum $200 excessive cleaning fee applies when cleaning exceeds standard turnover. Guests are responsible for damage beyond normal wear, including contamination of pool or hot tub requiring draining or treatment.<br />Liability Waiver<br /><br />Guest acknowledges the property is located in a rural area and may contain hazards including wildlife, insects, uneven terrain, pool and hot tub risks, and elevated structures.<br /><br />Guest releases and holds harmless the Homeowner and Property Manager from all liability, injury, or death arising from use of the property and amenities.<br /><br />The property is not childproof.
