











Enjoy this beautiful, low density private resort. Our condo boasts recent remodels and direct, open view of the ocean (with its phenomenal sunsets). Listing's sunset photos are taken from our balcony. From the pool areas, walk right out to swim in the ocean or walk for miles on the sandy beaches. Our 2B2B is ideal for two adult couples or a small family.<br />We have a well stocked kitchen and resort grills are close by. Stay includes free parking for one car & free use of pools & sports courts.<br /><br /><b>The space</b><br />Come here to relax. The 1,270 square feet space is beautifully decorated and has had regular remodels. The biggest two recently have been a full kitchen remodel in 2021 and in 2023 installing new external and internal units in our central air conditioning system. We have also replaced the dining area's mirrors & lighting, the downstairs bathrooms vanity & mirrors, and retiled the downstairs shower.<br /><br />Our condo sits next to and overlooks Ma'alaea Bay and Sugar Beach.<br /><br />The condo features:<br />Beautiful ocean and garden views<br />2 bedrooms and 2 full bathrooms<br />Remodeled kitchen<br />Bedding: 2 king beds<br />Master Suite - King bed, additional seating, TV, private bathroom<br />Bedroom #2 - King bed, TV, wall length closet<br />Central air-conditioning throughout and three large Casablanca ceiling fans (both bedrooms and main room)<br />Great room has living, dining and kitchen area. Has generous counter space including large island. <br />Free wireless hi-speed internet<br />Washer and dryer room below unit with phone application payment washer and dryer.<br /><br />Our resort stay includes:<br />Free parking for one car<br />Free use of resort amenities includes direct access to beach and ocean, two pools, two barbecue areas (with multiple gas grills at each), two pickleball courts, two shuffle board courts, two pickleball courts, one tennis court, and one basketball hoop.<br /><br /><b>Guest access</b><br />We strongly recommend renting a car for your stay on Maui. There are so many sights to visit. We expect you will want to return again to relax and explore Maui more. Your stay includes free parking for one car. The office will give you your parking permit when you check in with them.<br /><br /><b>Other things to note</b><br />Maalaea Surf is a small community of single and two story town homes located on five acres. Our condo overlooks the ocean with the smaller pool in the foreground. MSR sits oceanside on South Kihei Road(yes, you can walk directly onto the beach from our property). The resort includes two ocean front pools, common area gas barbecue grills(cleaned daily), two Pickle-ball courts, a Tennis court, two shuffleboard courts and a basketball hoop. Sports courts were resurfaced in 2023. They are at the opposite end of the property from our unit, so you don't hear them at our unit. Please bring or rent your own equipment to play tennis or pickle-ball. Resort only provides equipment for shuffleboard.<br /><br />Here is a little more information on the different line items that make up the total cost of your stay.<br /><br />Nightly rate: This minus 3% (airbnb credit card processing fee) is what we use to offset some of our expenses. This helps us pay our AOAO condo association fees (exterior maintenance, groundskeepers, water, on-site resort manager, etc), electricity, internet/cable, property tax, and insurance. We are hoping to be able to break even, but at this point we are subsidizing those expenses and also paying mortgage, remodeling, improvements, and association capital assessment costs out of pocket. We are not paying ourselves any salary or commission on your stays. <br /><br />Cleaning Fee: Our Cleaning Fee is $400. This is less than what we pay our cleaner, Melva, for cleaning, washing all the linens, checking on condo, a portion of her petty cash for refreshing guest consumables, the sales tax equivalent (GET) she collects to pay local government, and subtracting the 3% charge on the cleaning portion from airbnb to process your credit card. We are sorry it is so much, but we can say that Melva works very hard and she has received only good reviews from our guests.<br /><br />***Hawaii state TAT Tax is increased 0.75% State TAT tax effective 1/1/2026.****** <br />2026 tax information is:<br />In 2026 there are cumulative state and local taxes of 18.712%. <br />Breakouts are: a) Hawaii's & Maui County's combined Transient Accommodations Tax (TAT) of 14% (0.75% more than 2025). 11% goes to Hawaii and 3% goes to Maui County. <br />and <br />b) Hawaii state's and Maui County's General Excise Tax (GET) that adds up to 4.712% (Maui County increase effective 1/1/2024). <br /><br />These taxes are on the night total and cleaning (not airbnb's service fee). 100% of them are paid monthly to Hawaii and Maui County on any revenue we collect.<br /><br />There is also an airbnb Service Fee of 13%. This goes directly to airbnb. This allows them to provide their wonderful website service of connecting potential guests and hosts, as well as customer support, basic insurance, etc.<br /><br />What we don't have is resort, internet, parking or other related fees. Parking for one car is included with your stay. You don't have to rent MSR's lawn chairs to use them by the pool or pay for internet.
