Sleeps a maximum of 7 people. Spacious lanai with outside dining and a courtyard view overlooking one of the 3 pools available onsite. Conveniently located steps away from the Pavilion, Pools & Sports Court where you can enjoy a game of basketball, pickleball & tennis ball. Condo contains all your standard household appliances including a new stacked washer/dryer capable of handling small loads during your stay. You are assigned 1 designated parking stall (maximum 2 vehicles). Parking passes are provided upon arrival. Access is keyless & codes to enter the property gates & the condo are provided prior to check-in.<br /><br />ENTERTAINMENT within the condo includes boardgames, puzzles & books, free access to unlimited Wi-Fi & digital cable, Smart TV's in the living room, primary bedroom & loft, cable TV in the living room & primary bedroom. <br /><br />The LIVING ROOM includes a large & comfortable sectional couch & small window AC unit. <br /><br />The PRIMARY bedroom contains a comfortable king bed, window AC unit, HD cable TV, Smart TV, large closet & dresser, extra towels, pillows & blankets, iron & board, luggage rack, hamper & pack-n-play for a little one.<br /><br />The 2nd bedroom is a LOFT offering a comfortable queen bed + full size fold down sleeper sofa, a twin foldout floor futon, extra linen, pillows & blankets, Smart TV, board games, puzzles, books, ceiling fan, several floor fans, a portable AC unit to help cool down the space & a private half bathroom (no shower). Privacy drapes stretch across the balcony. <br /><br />Important! Please read!!<br />The portable AC in the loft is not suitable for continuous use & may not cool the loft completely. The unit is intended to make sleep easier in combination with the several fans provided. Please DO NOT run the unit all day long, especially when you are not in the loft, and when you plan to be out for the day. Please DO NOT MOVE the unit or the vent setup will separate. Do not tamper with the window where the vent is mounted. Please DUMP THE BUCKET at least once a day to avoid flooding. The condensation will drain into the bucket located right behind the unit & due to the humidity levels, the bucket will fill up fast! Please check the bucket frequently. Pour bucket water into the toilet & return the bucket to the drain line right away. Property: The exact property location is disclosed after your booking is confirmed. The property is furnished and includes all appliances, bedding/linens, towels, cleaning supplies and initial hygiene items. Please note that items provided in the rental are as is. Should Guests require additional or special items outside of the provided inventory, Guests shall purchase the items. <br /><br />2. Rental Party: The rental party shall consist of Guests provided for on the Guest Information Form.<br /><br />3. Maximum Occupancy: The max number of Guests is limited to 5 persons. A fee of $25 per night per person shall be collected when there is a 6th and 7th guest only when approved & shall be set forth in the above & attached Guest Form.<br /><br />4. Term of the Lease: The lease begins at 4:00 p.m. on the “Check-In Date” and ends at 11:00 a.m. on the “Check-Out Date” as set forth in the above & attached Guest Form. When you booked with Airbnb, you agreed to pay for any damages to the property and/or any of its contents. You will also be held responsible for the following expenses, should they arise: <br />i. damage to the property or furnishings,<br />ii. dirt or other messes requiring excessive cleaning, or permanent stains to furniture, linen, towels, rugs, etc.<br />iii. any other cost incurred by Homeowner, which occurred during Guest’s stay including violation of House Rule Citations, <br />iv. lost or unreturned keys.<br /><br />b. Rental Rate: Payment details provided in your Reservation Confirmation shall be due prior to Check-In Date. Refer to the “Payout” section of your Airbnb Itinerary. Smoking is NOT allowed anywhere in the Kuilima Estates West Community or the Rental Unit.<br />b. People other than those in the Rental Party set forth above may not stay overnight in the Rental Unit. Any other person(s) are the sole responsibility of the Guest.<br />c. Each condo is privately owned. Homeowners & Managing Agents are not responsible for any accidents, injuries or illness that occurs while on the premises or at its facilities. The Owner and Managing Agent are not responsible for any loss of personal belongings or valuables. In booking your reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from the use of the premises or others whom they invite to use the property.<br />d. Keep the property and all furnishings, appliances, equipment, etc. in good order.<br />e. Only use appliances for their intended uses.<br />f. Pets are NOT allowed on property or in the Rental Unit.<br />g. Parking is assigned & your stall #182. If you have a 2nd vehicle or a visitor, the vehicle may be parked in any yellow guest stall. The 2nd parking pass provided shall be displayed when the vehicle remains in a guest parking stall overnight. Display your parking pass at all times while parked at the property. There will be a $100 fee for unreturned or lost parking passes.<br />h. Linens, towels & startup amenities are provided. Bath towels & linens are not to be removed from the Rental Unit. Pool/beach towels must be returned. Guests are responsible for replenishing their own toiletries i.e. toilet tissue, paper towels, foil, salt & pepper when diminished. A reasonable amount is provided for Guests use.<br /><br />12. Disclaimer: This unit may have boogie boards, surf boards, Wave Rider, tennis & exercise equipment, snorkeling equipment (masks, fins and snorkels), flotation devices, sand toys and beach chairs for your use and enjoyment. The condominium Managing Agent, Owner & Homeowner’s Association, its Site Manager and employees, take no responsibility for accidents, injury or dissatisfaction that may arise from decisions to use these items. The equipment must be used in only the recommended and generally accepted manner, by persons that are experienced with the equipment, have no health conditions that would be aggravated by the use of the equipment and used only in a manner for which the items were intended. There is great risk to users of the ocean and shoreline during certain times of the year and during hazardous conditions. Please take care and consult appropriate, experienced water safety personnel and use this equipment in a safe and appropriate manner. We do not guaranty these extra enjoyment items will be available. We will decline any requests for items in addition to what is available. <br /><br />13. Agreement: When booking your reservation with Airbnb, you acknowledge to this entire Rental Agreement & it becomes a binding contract between the Guests, and the Managing Agent. <br /><br />HOUSE RULES<br /><br />Kuilima Estates West is a PRIVATE RESIDENTIAL COMMUNITY. Most of the units are used as the owners’ permanent residence. As a guest in our community, please be considerate and follow the House Rules reflected below. <br /><br />• Excessive noise that disturbs your neighbors will not be tolerated at any time.<br />• Quiet must prevail from 10:00 pm – 8:00 am without exception. <br />• Only registered guests are authorized to use the recreational facilities on the property, including the pools.<br />• Only registered guests may spend the night in the unit. Only one parking space is guaranteed. Vehicles must display a dashboard parking pass or will be towed at renter’s expense. Maximum number of vehicles is two. If you have a second vehicle, you must use a Guest parking space only.<br />• Nothing shall be hung from any unit’s lanai or railings, such as towels, swimsuits, or similar items.<br />• Roller blades, roller skates, skateboards, and razor scooters, etc. are not permitted on the property. Bicycles are not permitted on the sidewalks.<br />• No setup of any kind off the back lanai, facing the golf course. This would include tarps, tents, EZ corners, tables, etc.<br />• Please do not walk through or take a short cut in the planted areas. Please refrain from picking flowers from shrubs or trees.<br />• We are not affiliated with Turtle Bay Resort of the Golf Courses. Only registered resort guests have access to resort amenities. Please stay off the golf course cart paths and other areas of the courses. No golf carts are allowed on the property.<br />• Only Service Animals with documentation are allowed on property.<br /><br />USE OF POOLS <br /><br />• Follow all posted rules.<br />• No lifeguard on duty.<br />• All persons using the pool do so at their own risk.<br />• The pools are open from 9:00 am – 9:00 pm.<br />• Pools are not intended for large groups and may not be reserved for private use.<br />• Maximum pool capacity is 10 persons for entire community (no more than 6 persons per unit).<br />• The barbeque/lanai area may be secured for a private party of no more than 15 persons for a short time of not more than 3 hours.
