It includes:<br />•3 Adult Bedrooms<br />•1 Child's Bedroom<br />•2 Bathrooms<br />•Large kitchen and spacious open concept living and dining area<br />•Incredible panoramic view and large deck<br />•Game table for board games or poker<br />•Gas fireplace<br /><br />•Bedroom 1: Primary suite with private bathroom and deck. King bed<br /><br />•Bedroom 2: Twin over Queen bunk bed<br /><br />•Bedroom 3: King bed<br /><br />•Bedroom 4: CHILD'S ROOM. Twin bed<br /><br />•Bathroom 2: Large soaking tub and separate glass shower<br /><br />In addition, there is an attached private studio apartment at the lower back side of the house. It too is rented as an AirBNB. When you stay, there may be people in the lower unit. You do not have access to the studio.<br /><br />Both units have private entrances and separate decks (not shared).<br /><br />The owner of the home lives there part time. There will be condiments and a minimal amount of food in the fridge. There are also two kitchen cabinets with canned goods and cooking staples. There is shelf space in one of the cabinets for guest food.<br /><br />There is a photo wall in the hallway with personal pictures of the owner and his family.<br /><br />No parking in the driveway, unless pre-arranged with property manager. There is ample, free, on street parking.<br /><br />No pets please!<br /><br />No smoking or vaping!<br /><br />Absolutely no parties or events allowed! Quiet hours from 10pm-8am are strictly enforced. You will be asked to leave the premises if these rules are violated.<br /><br /><b>Guest access</b><br />The guests have access to the entire upper floor of the home. There is a separate rental studio at the lower back of the home with a private entrance. Renters of the upstairs do not have access to that unit.<br /><br />The upper house and the private studio may be rented out simultaneously.<br /><br /><b>Other things to note</b><br />We have a strict no parties or events policy. We adhere to AirBNB's party guidelines. You will be asked to leave the premises immediately if you violate the policy. In consideration of our neighbors quiet hours are 10pm-8am. While only a mile or so to UC Berkeley, the Gourmet Ghetto and downtown Berkeley, it's an easy downhill walk but very strenuous uphill on the way home. Most guests have access to a car or use ride sharing.
