Elegant and bright, this private cozy studio on our ground floor is on a low-key cul-de-sac with on-street parking. <br /><br />Accessed through a shared entryway, you have a private bath, kitchenette and workspace with a shared lush yard and hot tub (no shared indoor spaces). We do pop into the yard with the dog occasionally but prioritize it for your use. <br /><br />Bernal Heights' restaurants, coffee, bars, shopping and parks are nearby. Easy access to SFO and OAK, freeways and public transit.<br /><br /><b>The space</b><br />You will be staying in a cozy peaceful studio with private bath with a bidet, lighted makeup mirror and great water pressure. The studio has garden-level access. There is a vibrant kitchenette and dining nook, a heated queen bed and a TV with YouTube TV, Hulu (including HBO), Netflix and Amazon Prime TV. The kitchenette includes a coffee machine, electric kettle, fridge, and microwave.<br /><br /><b>Guest access</b><br />Prior to your stay, we'll send information coordinating your arrival. <br />You will have the studio with en-suite bathroom, kitchenette, and dining area all to yourself. None of the living space is shared. (We may see each other in the entry foyer and garden access hallway). The back garden seating nooks, tables, fishpond and spa are for all to enjoy anytime, 24 hours/day. Please keep quiet hours out back from 10pm to 8am in kindness to our neighbors.<br /><br /><b>Other things to note</b><br />The house is situated on a hill and may not be suitable for all guests.<br />Due to severe allergies, we are unable to host any animals. <br /><br />While the guest studio is completely private and separate, we do live in this house upstairs, and have an art studio and office on the same level. You may hear muffled voices and footsteps during your stay.<br /><br />We have a vibrant and interesting community and occasionally host dinners or movie nights. If you are unused to city or close living, you may want to bring earplugs.<br /><br />Our hypoallergenic Yorkie (Cricket) announces deliveries. Please don't feed her!
