See Aerial Photos<br /><br /><b>The space</b><br />Close proximity to all the conveniences...restaurants, boutiques, coffee shops, grocery shopping, pharmacy, historic sites and all the action of Kona Town.<br /><br />Just a short distance to the Kailua Pier where you can catch fishing, snorkeling/diving, whale watching excursions, submarine tours, parasailing and the Island Breeze Lu'au just to name a few. <br /><br />Unit is a ground floor, 1 level, 3 bdrm, 1 bath. Bedrooms are outfitted with (1) King Bed, (1) Queen Bed, (1) Full Bed, total of 842 sqft.<br /><br />Although the unit is located roadside, exterior walls are insulated to buffer road noise. We have not had a guest/tenant complain of excessive road noise. Please message me with any questions you may have.<br /><br />AMENITIES:<br /><br />SUPPLIES: Rental unit includes a basic “start-up supply” of laundry detergent (on a shelf near W/D), garbage bags, kitchen sponge, liquid soap, paper towels, toilet paper, conditioning shampoo, body wash, all-purpose cleaner, salt/pepper, avocado cooking oil, balsamic vinegar, limited spices, coffee, decaf coffee, tea, raw sugar, food storage bags, plastic wrap and aluminum foil are provided. Once the startup supply runs out, guests can restock at nearby grocery stores.<br /><br />W/D: There is a full size washer and dryer for guests to use, located on the exterior of the unit, near the parking area. <br /><br />KITCHEN: Full kitchen with granite countertops & a coffee station to get your day jump started & ready for your Hawai'i Island adventures. Kitchen includes, cookware, drinkware, utensils, dishware, drip style coffee maker, electric kettle, french press, blender and toaster.<br /><br />LINENS: Linens, pillows and bath, hand and wash towels are provided.<br /><br />WiFi: Fiber Optic WiFi is included<br /><br />A/C & FANS: The split AC system can cool the whole space. In addition, there are individual AC units in each bedroom and ceiling fans throughout. Please turn all fans and AC's off when leaving the unit to adventure about the island. <br /><br />BEACH ESSENTIALS: Beach Towels (1 per allowed occupancy), cooler, (4) beach chairs & beach umbrella are provided for guest's use. Beach blanket nor snorkeling gear is NOT provided, although AirBnb has it as a default for "Beach Essentials"<br /><br />ENTERTAINMENT: Beats Bluetooth speaker, assortment of board games, BluRay/DVD player and videos are provided for in-unit entertainment. Board games & BluRay/ DVD player are located in the drawers of the wood chest near front door entrance. Television with Fire Stick is provided allowing you to access your streaming accounts.<br /><br />IRON: Iron and ironing board are provided and located in the west bedroom closet.<br /><br />HAIR DRYER: Hair dryer is provided in located in a basket on the bathroom shelf. Due to the age of the building, there is no outlet in the bathroom, but outlets are located in each bedroom, and within view of mirrored doors.<br /><br />PARKING: Secured & reserved parking for your vehicle is provided at the rear of the unit, making it convenient to enter the unit via it's back door. Oversized vehicles may not fit in the reserved parking spot. <br /><br />NO DISHWASHER: Due to the age of the building, plumbing is sensitive, so a dishwasher was not installed. <br /><br />NO GARBAGE DISPOSAL: Due to the age of the building, plumbing is sensitive, so a garbage disposal was not installed. Please dispose of food items in the trash receptacle. <br /><br />BABY EQUIPMENT: Due to safety, sanitation and liability, we do not provide baby equipment. Unit is not child-proofed and location may be a safety hazard for young children. <br /><br />OTHER DETAILS:<br /><br />PLUMBING: Due to the age of the building the plumbing is very sensitive! Please only dispose of toilet paper and human waste down the toilet. Should the toilet need to be snaked and foreign objects are found in the toilet, Guest may be charged for the service and repair. <br /><br />OCCUPANCY & GUESTS:<br />Your rental rate includes the maximum occupancy of 5 people. If you exceed this limit, you will be charged $500 and asked to vacate. Your acceptance of these Terms and Conditions is your acknowledgment of the fee and this is collectable thru your credit card used to secure the booking. All ages are considered in occupancy. At the time of booking, you may request additional occupants for a fee of $100 per person. <br /><br />Events, parties or large gatherings are NOT permitted on property.<br /><br />CHECK-IN AND CHECK-OUT: You will receive arrival instructions via email 24 - 48 hours before your arrival. If arrival instructions are not received, please check your junk folder and notify us if not received.<br /><br />PROPERTY OCCUPANCY IS from 3:00 pm on arrival day to 12:00 pm on departure day unless alternate times have been pre-arranged. Checking out later than 12:00 pm without prior approval will incur a $35 per hour billed to your credit card on file. <br /><br />GENERAL TERMS, RESTRICTIONS & DISCLOSURES: <br /><br />The general terms, conditions and disclosures which apply to this property include, but are not limited to, the following:<br /><br />A hard copy of the “House Rules” is located in your vacation rental unit. Upon arrival, please make sure to familiarize with and adhere to the “House Rules” & "House Manual"<br /><br />Additional ID verification may be required.<br /><br />Hosts live in a separate structure on property. <br /><br />Exterior security cameras in use - two at the front of the building, one near the washer/dryer area and one in the parking area.<br /><br />Due to the unit's location near the road and in the interest of safety, the unit is not ideal for young children and is not childproof.<br /><br />PESTS: Pest Control is performed quarterly. However, we are in a tropical environment. Even with diligent pest control, you may still see some pests. Contact with a pest inside or outside of property is not reason for termination of this agreement, nor is it a reason for a refund of monies.<br /><br />SMOKING POLICY: Smoking, Vaping and use of E-Cigarettes is not permitted on property.<br /><br />PET POLICY: Pets are not permitted on property.<br /><br />FIREWORKS: Absolutely no fireworks of any kind are permitted on property.<br /><br />GATE OPENERS/KEYS: If gate openers or door keys are lost or not returned upon departure, a fee of $250 per item will be incurred to replace and/or re-key locks. Upon departure, please leave gate opener on dining table and if keys were used, return to the lockbox to avoid fees. <br /><br />MAINTENANCE/APPLIANCES: <br />Please report any maintenance or appliance issues to host right away, so issue can be remedied ASAP.<br /><br />LOST & FOUND:<br />Hosts and staff are not responsible for any personal items left in the unit or on property, including lost of stolen items.<br /><br />Items left behind will be held for 30 days. After 30 days, all left items are donated or discarded. We will be happy to ship left items to you for a $25 handling fee plus cost of postage/shipping.<br /><br /><b>Guest access</b><br />Guests can access the parking and laundry area. Please use the driveway gate for vehicle access and the front and back door for pedestrian access to the unit. Laundry facility is just around the corner of the parking area.<br /><br />All other areas are reserved for resident hosts on property.<br /><br /><b>Other things to note</b><br />INDEMNIFICATION & RELEASE OF LIABILITY: Guests/Occupants understand and acknowledge that the Host(s), Agent, Manager or Owner(s) are not responsible or held liable for:<br /><br />Loss, damage or theft of Guests personal property and that they bear the financial responsibility for the rental contracted for loss, damage or theft of guests’ personal property, guests or vendors invited onto the property and are the only occupants with legal standing in any matter of dispute or litigation which might arise pursuant to, or in consequence of, any accommodations or services provided or as substituted under the rental agreement.<br /><br />Guests acknowledge and agree that Host(s), Agent, Manager or Owner(s) shall not be held liable for any loss, expense, damage or claim for injury whether direct, indirect, consequential or otherwise, whether arising from a claim of or actual negligence, failure or deficient notice or warning, hazards of any kind known or unknown to Host(s), Agent, Manager or Owner(s) failures or inadequacies to comply with any Federal, State, County or other statute law, ordinance, regulation and/or practice, whatsoever or however arising, caused or incurred; whether arising in contract or otherwise in law or in equity as a result of the rendering or the services or accommodations as herein described or as substituted and including, without restricting the generality of the foregoing, the result of any delay, substitution, rescheduling or change in the provision of accommodations or services by Host(s), Agent, Manager or Owner(s) or by reason of military actions, revolution, acts of God, or by agents, employees, subcontractors or third parties whatsoever in supplying any of the accommodations or services as described herein or as substituted. <br /><br />Host(s), Agent, Manager or Owner(s) is not liable for any accidents, injuries, or illnesses that occur while on the Property or its facilities. <br /><br />Host(s), Agent, Manager or Owner(s) will not be held liable or extend cancellations/refunds due to beach closures, and changes to furnishings that may differ from the listing photos.<br /><br />Guests are solely responsible for the use of any items available for Guest use at the property.<br /><br /><b>Registration Details</b><br />TA-034-704-0256-01
